Companies and commercial space in the city center

There are many important commercial locations in central Munich. Arnulfpark, near Munich Central Station (Hauptbahnhof), has seen the creation of a new commercial and residential district that provides more than 4,000 jobs. It’s an attractive location, with companies such as Google, Bristol-Myers Squibb, salesforce.com, Cancom, PwC, EY and the startup unicorn Personio based here.

Freddie-Mercury-Straße is home to the Munich Urban Colab, an impressive accelerator for the city of Munich to become a “smart city”. It grew out of a joint initiative by UnternehmerTUM and the City of Munich.

Startups, established companies, universities, researchers, and City of Munich employees test innovative solutions in cooperation with citizens to tackle urban challenges.

In addition, Munich’s new, multipurpose Creative Quarter is being developed on the site of the former Luitpold barracks.

Central station - Central Quartier

In the Central Quartier, the central location around the main railway station, around 250,000 m² of space is currently being planned or is already under construction. Following the completion of B.munich on Bahnhofsplatz in 2025, new large-scale developments and revitalizations are leading the way.

These include the new main railway station, the large areas of the former Karstadt department store along Schützenstrasse, project developments such as The Verse, the potential of the Zechbauerhaus on Stachus and other project developments such as The Stack and LandN, which are nearing completion.

This quarter's transformation will also be accompanied by the refurbishment and modernization of several hotel properties over the next few years.

North of the main station

The much favored area also extends north of the train station. Google and Apple recognized the advantages of this central location a few years ago. While Apple has already secured a neighboring plot of land for the expansion of its site on Karlstrasse, Google will soon be moving into its new campus in the “Postpalast” on Arnulfstrasse, which will be completed in 2026.

Additional space potential in the vicinity of the main railway station will arise following the relocation of Bayerischer Rundfunk to Munich-Freimann, which has already been completed, when parts of the 2.4-hectare site are restructured and a new urban quarter is created.

The Creative Quarter

Heading north along Dachauer Straße, you will come to the Munich Urban Colab on Freddie-Mercury-Straße, an impressive accelerator for Munich's development into a 'smart city'. It grew out of a joint initiative by UnternehmerTUM and the City of Munich. Here, start-ups, established companies, universities, employees from science and the city test innovative solutions together with citizens to tackle urban challenges.

The neighboring Creative Quarter (Kreativquartier) on the former site of the Luitpold barracks already offers a home to artists and cultural workers, who will be given an additional place to work one refurbishing of the two buildings Jutier- and Tonnenhalle will be completed.

The Creative Quarter is served by public transport Tram 20 and 21.

Munich city center (Old town)

The city center is also developing new spaces. Following the completion and occupation of the Herzog-Max on Karlsplatz (Stachus) in 2025, four more projects will be developed along the vibrant axis of the city centre between Karlstor and Marienplatz. The Monachia Haus at Neuhauser Str. 47, the AIM at Kaufingerstr. 11 (formerly C&A), and the Rose at Rosenstr. 8 are currently under construction. Now that the Alte Akademie at Neuhauser Str. 8 has found a new owner at the end of 2025, the previous plans for the mixed-use property can be implemented.

In December 2025, the city council gave the green light for the necessary land swap negotiations on Georg-Kronawitter-Platz with a private property developer. This will result in the construction of three new buildings with retail, restaurants, offices and apartments in the most central location. Construction of the projected building projects will begin as early as 2027.

Sitz des Max-Planck-Instituts für Innovation und Wettbewerb

Tucherpark

The 16-hectare Tucherpark with approx. 140,000 m² of floor space is located directly on the Isar river and is being transformed by the new owners from a former company headquarters with approx. 140,000 m² into a modern urban quarter. In 2025, the city council passed the master plan resolution. Deutsche Telekom and US chip manufacturer Nvidia have already opened a new AI data centre there.

Schwabing am Nordbad

The former Karstadt department store property on Elisabethstraße by Nordbad is being turned into a multi-purpose building. It will blend into the structure of the surrounding environment and is part of the revamping of Nordbad as an urban center. The building will contain offices, commercial space, and food outlets, as well as a daycare facility.

The total area comprises some 6,200 square meters and is bordered by Elisabeth-, Winzerer-, Wormser-, and Schleissheimer Straße. The winning plans for the complex were submitted by Schluchtmann Architects and the landscape architects and city planners liebald+aufermann, both from Munich.
