If you need to inspect the construction files for your building project, a project planning, fire inspections or assessments, you can view them in an appointment.

Prerequisites

You require access to construction files for one of the following cases:

  • Building projects (LPH 1-3 HOAI)
  • Project planning
  • Fire inspections
  • Appraisals (court-appointed)

For other cases, you can request access to building files for finance & sales.

Required documents

  • Application for inspection of files at the LBK
  • Extract from the land register showing the current owner
  • if you are the owner and wish to inspect the file yourself: Official photo ID
  • if you are not the owner yourself: Authorisation from the owner and a copy of an official photo ID from the owner

Questions & Answers

As-built files contain the approved building plans and the associated approval notices.

Declarations of division in accordance with the Condominium Act (WEG) and the associated partition plans as well as all notarised deeds that have led to entries in the land register can be found in the so-called land file at the land registry. The subdivision plans are also contained in the building files of the local building commission. The building files do not contain any energy certificates, current ownership situations or living space calculations.

In principle, all building applicants receive their own building permit when the decision is issued, which they should keep carefully in their own interest and pass on to any legal successors. Therefore, please always check first whether you can find the required documents with your own documents. If this is not the case, you can inspect the files at the local building commission.

Legal basis

The Local Building Commission stores more than 300,000 building files in its own central registry. This is not a public archive, but primarily serves its own work, other municipal departments and other offices for the fulfilment of tasks.

The Central Registry is accessible via the Blumenstraße 19 entrance. A disabled-friendly toilet is located on the ground floor on the right-hand side of the entrance.

Temporary structures must obtain a construction licence before being erected for the first time. As a rule, the installation must be notified at least one week in advance.
