Access to building files (central registry)

If you own a property in the Munich city area, you can view the approved building plans for your house and copy them at coin-operated photocopiers on site.

You will need an appointment to view the files. Please note for your planning that some of the appointments are fully booked for several weeks. In September 2025, it will not be possible to inspect files due to a complete overhaul of the fully automatic lifting system.

  • if you are not the owner yourself: Authorisation from the owner and a copy of an official photo ID from the owner

As-built files contain the approved building plans and the associated approval notices.

Declarations of division in accordance with the Condominium Act (WEG) and the associated partition plans as well as all notarised deeds that have led to entries in the land register can be found in the so-called land file at the land registry. The subdivision plans are also contained in the building files of the local building commission. The building files do not contain any energy certificates, current ownership situations or living space calculations.

In principle, all building applicants receive their own building permit when the decision is issued, which they should keep carefully in their own interest and pass on to any legal successors. Therefore, please always check first whether you can find the required documents with your own documents. If this is not the case, you can inspect the files at the local building commission.

Legal basis

The Local Building Commission stores more than 300,000 building files in its own central registry. This is not a public archive, but primarily serves its own work, other municipal departments and other offices for the fulfilment of tasks.

The Central Registry is accessible via the Blumenstraße 19 entrance. A disabled-friendly toilet is located on the ground floor on the right-hand side of the entrance.
