If you want to buy a residential property for your own use and have a medium income, we can advise you on the subsidy options offered by the Free State of Bavaria.
Description
The Bayerische Landesbodenkreditanstalt provides low-interest loans to middle-income households for the purchase of residential property.
Bayern Loan - Bavarian Interest Reduction Programme
- Loan amount: 15,000 euros; up to a maximum of 30% of the total costs
- Occupancy commitment: 15 years
- Fixed interest rate: 10, 15 or 30 years
- Repayment: for a 10 or 15-year term: 2% per annum plus the interest saved from the 2nd year of the loan term; for a 30-year term: full repayment

Loan from the Bavarian Housing Programme
- Loan amount: maximum 50,000 euros
- Occupancy commitment: 15 years
- Fixed interest rate: 15 years
- Repayment: the first two years are repayment-free, thereafter 1% per annum with growth of the interest saved
- Interest rate: 0.5% per annum
- In addition, a child subsidy of 7,500 euros per child and a subsidy for the second purchase of 10% of the eligible costs up to a maximum of 50,000 euros can be granted.
- Funding under the Bavarian Housing Programme can only be applied for together with the Bavarian Interest Reduction Programme!
We will check compliance with the subsidy regulations and the eligibility of the property in a comprehensive information meeting!
- The information meeting takes place before the application is submitted.
- You will only receive a list of the necessary application documents during the meeting with us.
- The subsidy can only be applied for before the purchase contract is signed or construction begins!
Prerequisites
- You have a medium income. You can find the current income limits and allowances in this overview.
- The property is located in the Munich city area.
- Your household must have at least 20% of the total costs available in equity.
- You must be able to bear the burden of the property purchase in the long term.
- The size of the property must be suitable for your household.

- Details of the purchase price / costs of the property
- Exposé / floor plans of the property
- Information on the amount of available equity
- Proof of income for the last 12 months
- You do not need to bring any application forms to the consultation!
